Apartment Community Manager - Carr I & II
Job Description

The Community Manager is responsible for the professional management of the apartment community, providing an excellent living environment for the residents, maintaining occupancy goals, implementing company’s policies and procedures in marketing, leasing, accounting, maintenance and resident relations. The Community Manager is responsible for ensuring 100% compliance with any LIHTC or other affordable programs on the property. The Community Manager will directly supervise the maintenance staff.
- Responsible to collect rent, security deposits, and bank deposits
- Follows through with resident delinquent rent
- Plan, and control expenditures in order to obtain products and services at a minimum To initiate, review, and approve purchases and payables within authorized spending limits.
- Responsible to maintain records within the property management
- Oversee and control the prospective resident application approvals, move in and move out
- Respond to staff and resident complaints and provide assistance with
- Develop and assist resident social
- Enforce resident lease policies and procedures within the guidelines of fair housing
- Provide training, supervision, and support to Property
- Participate in recruitment, interview, and selection process for new staff
- Complete semi-annual performance written evaluations for staff.
- Participate in creating annual budgets and monitoring financial
- Weekly physical site inspections with maintenance
- Ensure day to day operations are being performed within the company
- Communicate with President in regard to property conditions, leasing programs, staffing and resident’s
- Must thoroughly understand and abide by all Fair Housing Laws and LIHTC/ HOME compliance guidelines.
- Must ensure all units are inspected on a routine basis; annually at a minimum.
- Respond or coordinates all after hour’s emergency calls as required.
