Community Manager

Essential Functions
The Community Manager carries the primary responsibility for the overall management of the community including leasing, budgeting, fiscal management, maintenance supervision and administration and reports the Chief Operating Officer or designated Senior Manager regarding issues that can not be resolved immediately or is out of the scope of their assigned responsibilities.
Duties will include but are not limited to:
- Collection of rents and all moneys on site, with deposit and record keeping as assigned.
- Leasing apartments to qualified Low Income Housing Tax Credit eligible applicants. Included in the overall responsibility of leasing apartments is taking telephone inquiries, greeting prospects, showing apartments, taking applications and deposits, verifying information, following up with all prospects, and ensuring that leases are renewed on a timely basis. Completeion of all resident and applicant certifications as required.
- Monitor service requests and maintenance function, including scheduling and follow-ups and reports.
- Assist with & complete safety surveys as required.
- Inspect (walk) the property on a regular basis and schedule repairs as needed.
- Ensure that all reports, records and paperwork is performed correctly and in a timely manner.
- Develop and implement positive resident relations program for property. To include, resident functions, van trips, calendar schedules, flyers etc.
- Comply with all local, state and federal regulations as well as all company policies and procedures.
- Prepare resident communications, i.e. pest control notices, leasing notices to include, income certifications, lease briefings, late notices etc. to include collection of rents, deposits and application fees. Issue appropriate notices when necessary (i.e. late payment, eviction notices, non-compliance notices, returned check notices etc. )
- Maintain accurate resident records appropriately.
Experience Required
The fully qualified candidate will have approximately 3 years of progressively responsible experience in the management of residential rental property. Must have received at least 3 sessions of Low Income Housing Tax Credit Training, that can be verified. Must have own reliable transportation.
